She is absolutely right, a clear cut case of deferred maintenance.
Don't forget the central HVAC unit, the elevated walkway to the house, and the bell to summon the bun servants at any hour of the day ( oh yes, the high speed internet and cable hookups too). And while you're at it, you might multiply the aforementioned x 10, because you know all the rabbits will want similar amenities.
